How to Hire a Reliable Roofing Contractor

Roofing is notoriously one of the most scam-ridden industries in home improvement. When a major hailstorm rolls through a neighborhood, "storm chasers" quickly arrive, knocking on doors and offering free roof inspections. To truly protect your home, you need to know how to vet a local contractor.

1. Verify Their Physical Address and License

A reputable roofer should have a physical office in your city, not just a P.O. Box or a pickup truck with a magnetic logo. Ask for their state contractor's license number and look it up on your state's licensing board website to ensure it is active and in good standing.

2. Ask for Proof of Insurance (Directly from the Agent)

Roofing is incredibly dangerous. If a worker falls off your roof and the company does not have Workers' Compensation insurance, you can be sued. Do not accept a generic piece of paper from the roofer. Ask for their insurance agent's name and call the agent directly to have a Certificate of Insurance (COI) emailed to you.

3. Check Manufacturer Certifications

The best roofers are certified by the manufacturers of the shingles they install (e.g., GAF Master Elite, Owens Corning Platinum Preferred). Manufacturers do not give these titles out lightly; the contractor must prove financial stability and a track record of quality installations.

4. Read the Fine Print on the Estimate

A proper quote should not just say "Replace Roof - $12,000". It should detail the specific brand of materials, the type of underlayment, the scope of the tear-off, who is responsible for removing the dumpster, and the exact warranty terms.

5. Never Pay 100% Upfront

A standard payment schedule is 1/3 down when the contract is signed (to order materials), and the remaining balance upon substantial completion and a final walk-through. If a contractor asks for 100% upfront, close the door immediately.
