Fence Installation Cost Guide (Wood, Vinyl, Chain)
Fencing In Your Investment
A new fence provides privacy, secures pets, and adds massive curb appeal. But building a fence is exhausting, labor-intensive work involving heavy concrete footers and hundreds of feet of heavy lumber. On average, homeowners in 2026 spend between $2,800 and $6,500 to fence in a standard quarter-acre backyard.
Costs Per Linear Foot by Material
Fencing contractors quote jobs by the "linear foot" (LF), which includes the raw materials, the concrete footers, and the labor to dig the holes and face the boards. Here are the 2026 national averages:
- Chain Link ($15 - $25/LF): The cheapest and fastest option. Excellent for keeping large dogs in, but provides zero privacy and negative curb appeal for front yards.
- Treated Pine Wood ($25 - $35/LF): The classic 6-foot privacy fence. It looks great but requires staining every 3 years to prevent it from turning a weathered gray and rotting at the base.
- Redwood / Cedar ($35 - $45/LF): Natural oils make these woods highly resistant to termites and rot. They smell incredible and last longer than pine but command a premium up front.
- Vinyl / PVC ($40 - $60/LF): The ultimate low-maintenance option. While white vinyl is the most common, modern manufacturers now offer textured vinyl that perfectly mimics stained wood. It never requires paint and lasts for decades.
- Aluminum / Wrought Iron ($50 - $90/LF): Often required by strict Homeowners Associations (HOAs) for properties backing up to golf courses or lakes. Highly durable but offers zero visual privacy.
What Causes Estimates to Spike?
Beyond material choice, the physical landscape of your yard dictates the labor cost:
- Rocky Soil: If your yard sits on a bed of limestone or heavy clay, contractors cannot use a simple gas auger. They must bring in heavy machinery (like a mini-excavator) to chip away stone for the post holes, adding thousands to the bill.
- Slopes and Hills: Fencing on a severe grade requires "stepping" the fence panels or custom-cutting every single picket to follow the contour of the hill, doubling the installation time.
- Clearing Brush: The fence line must be perfectly clear to run a string line. If you have thick bushes, old tree stumps, or an existing rotten fence there, demolition and haul-away fees apply.
